At the Welconomy forum in Toruń, a panel tried to answer when the downturn in construction and real estate would end. Nobody gave a date. Roman Matys pointed out that the conditions under which it will happen are known.
Poland has about 950 towns and more than 43,000 villages, and people will keep putting money into housing. He suggested authorities ask two questions. To residents: why did you choose this place? To those who left: what did not suit you? The answers will show what needs to change.
Demand for property in a given location depends on quality of life, meaning all the decisions that make a town or village convenient to live in. Change should come from the bottom up, with the state supporting it. No minister can say why a particular person chose a particular town.
The mechanism is simple. Public investment in infrastructure, attracting business and involving residents in planning make a place attractive, demand grows, and private investment in housing follows.
